Residence Perseus & Apartments Baggensgatan 17 AB

§ 1 PRICE

Total price includes expenses for consumption of gas, electricity, Wi-Fi and water.

Total price includes final cleaning fee as well as weekly housekeeping for stays of a duration of at least nine nights.

Total price includes 12% VAT

§ 2 PAYMENT

10% of the total amount should be paid within seven days as a booking fee. In case it is not, the booking will automatically be cancelled.

The booking fee is not refundable.

Payment is made through our online booking- and payment-service which is accessible through a link you will receive in the confirmation email. Log in with your booking number and surname to view your booking and make your payments. The total amount must be paid full at least 14 days before arrival. If the reservation is two months or longer the total amount may, on request, be paid in installments per month.

Payments may be done through bank transfer on request. For bookings made less than 15 days prior to arrival the booking fee is not applicable but the full amount is due within 12 hours after booking.

Money is instantly deducted upon card payment.

Payments in SEK (Swedish Krona).

§ 3 BOOKING RESERVATION

Bookings are made through our website, by email to info@residenceperseus.com or through one of our online booking partners. We do not accept bookings over the phone. The client making a booking with Residence Perseus and at least one of the guests staying in the apartment needs to be a minimum of 20 years old. Valid ID must be shown at check-in.

§ 4 CANCELLATION BY CLIENT

In the event that the client should cancel the reservation, in whole or in part, Residence Perseus will apply the penalties detailed here below:

Cancellation less than 15 (fifteen) days prior to arrival date 50% (fifty per cent) of the total amount due.

Cancellation less than 8 (eight) days prior to arrival date or «no-show» 100% (one hundred per cent) of the total amount due.

The prepayment for the reservation of the accommodation cannot be reimbursed nor can it be transferred. This includes “force majeure” circumstances.

In the event that the client should change their dates, it will be recognised as a new stay and subject to the cancellation conditions.

§ 5 CANCELLATION BY RESIDENCE PERSEUS

In the event that Residence Perseus should be unable to provide the apartment that the client has booked, Residence Perseus reserves the right to transfer the client to an apartment of similar characteristics.

If no agreement can be reached, both parties are authorised to cancel the contract. In this event Residence Perseus will refund the prepayment (except the part corresponding to the days that the apartment was used, if this is the case). Residence Perseus will neither be liable for further claims by the client nor for any damages, losses, lost profits, direct or indirect costs, arising from such cancellation.

§ 6 BOOKING CHANGE UPON CLIENT REQUEST

The following changes can be made up to 2 days prior to arrival:

Number of guests, depending on the accommodation capacity.

Addition of nights, depending on the accommodation’s availability.

All cancellations or changes must be communicated by email. No request made by phone will be accepted.

It is strongly recommended that the clients take out insurance including travel cancellation coverage.

§ 7 ARRIVAL/DEPARTURE

The accommodation is available for check-in from 3 pm (15.00). Whenever possible, on request, Residence Perseus can arrange for the accommodation to be available earlier. It is important that the guest reports an approximate arrival time as well as any changes that might occur prior to arrival.

Check-ins after 7 pm (19.00) must be requested at least 7 days prior to arrival.

RESIDENCE PERSEUS DOES NOT ACCEPT CHECK-INS LATER THAN 01.00 (1 AM)

§ 8 SECURITY DEPOSIT

A security deposit is required for each stay and should be paid in advance or upon arrival. The amount is 2000 SEK for studio apartment Delight, 7000 SEK for grand apartment Prestige and 3000 SEK for all other apartments. Given that the apartment is left in a reasonable condition and that no house rules have been violated the security deposit will be fully refunded as soon as possible after departure. Please note that doing the dishes and disposing of the trash is the client’s responsibility and that a compensation fee of 500 SEK will be deducted if this is not fulfilled. Residence Perseus does not charge anything for minor accidents such as a broken glass or plate, or normal wear and tear. Lost keys will entail a compensation fee of 1000 SEK.

Please note that Residence Perseus, due to Swedish law, cannot “place a hold” on the client’s card. The client need to perform the payment themselves either through the payment platform online, or upon arrival. The refund is usually faster and easier if the payment is made online, but due to the banks, weekends and holidays it might take a few days before the amount is back in the client’s account.

The security deposit may be paid in cash upon arrival. However, if the amount can be refunded in cash depends entirely on when the client needs to depart and if Residence Perseus’ staff is available at the time. Residence Perseus cannot be held responsible for any difference in exchange rate between the payment and the refund unless the payment is made online.

For the benefit of all involved, Residence Perseus strongly recommend that the security deposit is paid online in advance.

Regarding bookings through Airbnb, the amounts may vary from the ones listed above and the security deposit will be handled through Airbnb after departure if Residence Perseus consider it necessary.

USE OF ACCOMMODATION

The accommodation shall be used for individuals and business travellers as a holiday rental; the accommodation should never be used for commercial activities without the prior written acceptance of Residence Perseus. Therefore, the client declares that he/she is leasing the accommodation for the purpose of spending his/her holiday there, under no circumstances shall the accommodation leased under the terms of the contract hereof be used on a habitual residential basis.

§ 9 CLEANING

The accommodation is cleaned prior to each client arrival. Bed linens and towels are provided for each guest occupant. When leaving, guests are required to leave the apartment in a reasonable condition and to take the rubbish out and do the dishes. If this is not fulfilled, the client will be charged a compensation fee.

The rubbish shall be disposed in one of the containers in the waste room.

§ 10 NUMBER OF GUESTS

The client shall inform Residence Perseus of the number of guests who will occupy the accommodation booked. Unless otherwise agreed by Residence Perseus, only the number of people indicated by the client when booking shall be authorised to stay in the accommodation. In the instance that the number of guests varies within one stay, the booking shall be made for the maximum number of guests who will occupy the accommodation.

The number of guests who may stay in the accommodation shall not exceed the authorised capacity, except for children less than four years of age. Pets are not allowed unless the description of the apartment on the Residence Perseus website explicitly says so.

In the event of any infringement of the aforementioned obligations, Residence Perseus are entitled to request that the client leave the accommodation. The client shall have no right to claim any type of compensation.

§ 11 CONDITION AND MAINTENANCE OF THE ACCOMMODATION

The client shall keep and maintain the premises in good condition throughout the rental period, and freely agrees to pay the owner the present market rates in case of any damage or loss to said accommodation, caused either by client or by any other guests staying in the rented accommodation.

§ 12 BEHAVIOUR

The client booking the accommodation is liable for the behaviour of all the people accompanying him/her. Should that person, or any person accompanying him/her not behave in an appropriate and responsible way, Residence Perseus shall be entitled to request that the client and the people accompanying him/her leave the apartment without the latter having any right to claim any type of compensation.

Please respect your neighbours, please limit your noise level in the stairwell as well as in the apartment.

ANY EXCESSIVE NOISE, LOUD MUSIC AND PARTIES ARE STRICTLY FORBIDDEN!

In case of complaints from the neighbours due to excessive noise or inappropriate behaviour by any people in your group, the owner has the right to expel the client and all guests from the apartment whether it is during day or night, without giving any refund of the amount already paid for the reservation, and to keep the security deposit. By booking with Residence Perseus, the client agrees with these terms & conditions. In addition, any police fine will be the responsibility of the guest.

QUIET TIME IS EVERY DAY FROM 10PM (22.00) UNTIL 9AM (09.00)

§ 13 ECOLOGY, ENERGY SAVINGS

Help save energy: Please make sure that all lights are turned off when you leave the accommodation, and that the heating is set to minimum or switched off whenever possible.

Also, take your rubbish out and separate glass, cardboard and paper whenever possible.

§ 14 LIABILITIES

Residence Perseus shall not be liable for any direct or indirect damages that may arise as a consequence of the use of the apartment by the guest, including without limitation: damages, insurance, losses because of fires, robbery or criminal behaviour.

§ 15 RESIDENCE PERSEUS WEBSITE

While Residence Perseus does its very best to maintain the accuracy of the information contained on its website, we cannot be held liable for any errors or omissions that may arise, or be responsible or liable for any negligence with regard to information on or accessible from this website. Residence Perseus also reserves the right to change information published on the site at any time including rates, descriptions and pictures.

§16 BOOKING DETAILS

The details of the booking, such as email address and phone number, will be saved in Residence Perseus’ management system for up to two years for the sole purpose of being able to get in touch with the client before, during and after the stay, regarding matters concerning the booking. Residence Perseus will never share such details with any third party, nor use them for marketing purposes without prior consent from the client. The client can at any time after their stay contact Residence Perseus with the request of permanently erasing their details, in which case Residence Perseus will comply without delay.

§ 17 DISPUTE

All disputes between Residence Perseus and the tenant arising from the above terms and conditions shall be settled by the Stockholm Arbitration Court (Sweden).

The Terms and Conditions may undergo changes and shall be effective and accepted on-line as from the date of the first booking request.

These Terms and Conditions do not affect consumer statutory rights.
